As for mortgages, yep fixed rate mortgage is the only way to go. Just make sure you can keep up the payments and have job security. It may take you 20 years to pay off, whatever, it's better than renting because one day you'll own it. One other thing: make absolutely sure it is in an area you want to live long into the future. Check the demographics in that local area AND nearby areas too. Check the current and history of taxes. Same with crime rates. Check the politics too. Get the feel and the vibe first, talk to some locals. You won't want to take a mortgage in an area run by bureaucratic shitheads who love raising taxes or near an area with high crime rates (note the two often go together). My honest opinion is stick with smaller rural town America, somewhere between multiple small to medium sized towns that you can commute rather easily to get the necessities you need month to month. Best options are ~60 to 80 miles away from a big suburban area that has a Sams Club or Costco. One time stockup per month and back to the homestead, bingo!

Zoning laws all vary from State and local jurisdiction. Some are extremely repressive, some are very lax. I'd recommend lower taxed rural conservative-run areas in the rust belt, far less zoning regulations and where I live we can build whatever the hell we want on our own private property so long as we abide by standard electrical safety codes (all that takes is an electrician to inspect it and say 'ok, you did it right').

Some neighborhoods, including many rural secluded ones, have HAs (homeowner associations), and sometimes having an HA is a good thing for the very reason you just stated. Some HAs won't allow just anyone to buy a home around the community, buyers are vetted and typically before the house is on sale others around the same community get the chance to buy the property before it ever goes on the market. If the community doesn't want outsiders they simply pool in money together and buy the property being sold, then later sell it to somebody in the neighborhood who knows and trusts someone else willing to buy it. Basically, you can use this as a legal tactic to keep unwanted or undesirables out. Only issue some people have with HAs is they have their yearly fees, it's also kinda like a neighborhood bureaucracy where they can vote to set rules or their own particular zoning codes (if they so choose to). The downside is you may face some regulatory rule you might have not agreed to or whatever. So there are advantages as well as disadvantages.

Trouble is, if you want to have your own home these days you have to get a mortgage. You can refuse to but you'll either have to pay rent to some Jew, live in your car or be homeless. Sure the housing bubble sucks and is unfair but the alternatives (renting, living in a car or being homeless) sucks even more. Besides, you can get a fixed mortgage in a nice rural home that costs far less than renting an apartment in any major city today. I know someone who is paying only $300 per month for a single family home and my friend will pay it off in a few years time. You want to rent? Renting an apartment or sharing a house with people can cost up to $1,400 per month these days! Who's Jew'in who exactly?

I think you are very close on your analysis. I want to add that there is a known 18-20 year real estate cycle. The last time it crashed out was 2008. Depending on what part of 2008 you say that it happened, (late 2007 through 2009 is basically the window) gives you a window from about 2026 to 2028 for a HUGE collapse in housing prices. This makes a lot of sense considering many illegals getting rugged out of the country and locals unable to afford prices with local incomes. There is not a base of buyers to pump up prices. The current prices depend on Wall Street megacorps constraining supply hand in hand with local governments doing the same thing.

If you have some properties then now is a good time to sell. No reason to panic yet, get a good price but sell. If you are without a property then keep living in that car and keep your money in USD for the next 18 to 24 months and see what happens. If we get another 2008 type event then we should see some excellent prices here in the next few years.
