I'm looking to buy a cheap retirement home so I can now live just about anywhere, but I don't want to waste time and find out it was cheap because its got Niggers nearby, or even Mexicans.
Sometimes you can tell from Google Street view, and nearby businesses, but not always.
20yrs ago, even a femoid RE Agent might at least drop you a clue, since it would be wasting their time when you did an in person viewing and saw evidence of 'Groids or Beaners, but WTF knows these days.
Also, home buying general threat, I guess. I'm hoping to get at least a couple acres and even more so lots of vacant land next to it that would be effectively mine.

Find a decent state to live in first. Look at a detailed state map. Find areas outside of a major city. Look at smaller towns connected by country roads and old junction roads. Do online research into demographics of all the towns around those areas you picked out that look decent. Once you find an area where most towns are +70% white, look for some real estate for sale, contact nearby realtors to start looking. Pick a small to mid-sized town to live in or around, nearby some others you can commute to when need be.
Some things to consider:
Longer commuting means you'll travel less and will have to do "day runs" once in a while, basically getting everything you need done on the days you go out. You'll shop less but buy more to sustain food and basic necessities. Living more rural with longer commuting gives you privacy as well more independence. Since you will be traveling less, there will be more time you will be staying home and thus you'll need to get used to having extra of everything, surplus of food and goods to last. With reliance on social security you'll also need to budget wisely too. So get used to cooking your own meals, spending less on entertainment, planning ahead for month by month expenses, etc.

Another tip I can give is look for towns that have a population under 10,000 and nearby areas that are unincorporated. There will be no escaping Mexicans or Negros as they always account for some percentage of the population (around 5% where I live)… however their demographics remain relatively small in rural America. Basically you will never see a chimp out in small towns, those problems are always concentrated and isolated to far more populated areas. If you live 70+ miles away from a populated city you won't have those kinds of problems you worry about. You'll also want to live in a state that protects your right to defend your home too: 'stand your ground' or 'castle doctrine' laws. The more your 2nd Amendment rights are protected the less crime there is because criminals know the big risks they take.

There is a book I'd highly recommend for those considering the 'big move' towards independence, safer life and more freedom.
Look up "Strategic Relocation: North America's Guide To Safe Places (4th edition)" by Joel Skousen. This book will give you EVERYTHING you need to know about every State in the US. It has maps. It has all the info you need, including demographics. It has a "freedom score" for each state along with the good, the bad and the ugly. You'll learn about threats from certain areas you may have never known or would never realize. If you want to find the best places to live, the safest places and where you can have the most freedom you'll need this book for it's wealth of knowledge.

still looking for a VERY detailed Ethnic map of entire USA I saw once.
Can't remember how detailed but IIRC is down to at least individual blocks, and broke it down to at least 1/2 dozen Ethnic groups.

My guess is you are looking to move out of a major city yet you do not wish to live in the middle of butt-fuck nowhere with only the hills and hillbillies. I totally understand this and this is common for many people who wish to move to greener pastures.
What I would recommend is finding a medium sized town that is a decent distance from any populated city. A town that has anywhere from 10,000 to 20,000 population will typically have most the produce and services you will need. If you desire more elbow room consider living on the outskirts of a medium sized town, somewhere nearby that is an easy commute to and from. Also check out any other nearby towns as they also may provide goods and services you may be looking for (local farmer markets, grocery stores, hardware stores, medical facilities, thrift shops, gun shops, gas stations, etc). An idea nesting place would be nearby several smaller and medium sized towns that you could commute to, perhaps living on the outskirts where you have some land.
As from experience myself, we live rural but we have one medium sized town only 20 minute drive from us and this town provides us 80% of our needs. We'll go out once a week to get what we need, go to a local diner to eat and come back home for the rest of the week. We will also drive to Costco but only once per month as it is a much longer commute, so we re-stock wholesale food in our pantry for that month and anything else during that trip we need we'll get when we travel to the suburbs (good quality booze and wine for example). Anything else we rely on the local towns nearby us.

I recommend a private local country realtor who will probably help you look for what you desire. Tell that realtor you don't desire to live too rural but close enough to some civilization where you can shop and get the services you'll need from time to time. Don't be afraid to commute longer distances but a little less often. This comes with having that safe place with some privacy. Private realtors can often find find properties for going for sale DAYS BEFORE they hit the mainstream market and that is your ideal opportunity. You will have to jump when they say jump though and go check them out. Nice safe properties sell quickly today, it's what everyone who retires or has some money seeks today so if you have a private local realtor this is your advantage, first dibs.

Maybe police this by requiring a selfie at least in that town, or reasonable explanation WTF not.

Also, enable asking particular questions, including about your prospective new neighbors, and follow up questions. Make any Anon your undercover assistant RE agent. Oregon and Massachusetts are getting nearly as bad as Commiefornia or at least on their way to becoming as bad. Just wait until you get that book and start reading up on each and every state. You'll learn a whole lot from that book. When you choose some desired States then do some more online research. Find more out about the local laws, politics, taxes, demographics, etc. That book will give you most of what you need to know, you'll just want to re-affirm what you desire on a local level before making the move.
As for local country realtors they know the land, they know the local towns and have private access to what is about to go on the market, you are always the one who gets to make that big decision through. It would be a ton more work for you not to get some help and local knowledge of areas you are scoping out. The chances of finding something you really desire becomes a lot more difficult and burdensome. Yah, you could do it, but be prepared to do all the work and compete with public demand while doing so. This is the very reason for realtors and their professions lol.

I've never had that problem. They will most definitely show you some places you may not desire but just say "no thanks" and they'll find other places to show you. As long as you pay them for their service they'll give you access to information to scope out what's about to hit the open market. That's the reason you'll pay for a home inspection before making any deal. If you are willing to buy RE you can pay a private inspector to comb the whole property and they'll print out everything and anything wrong with it, such as any water damage, improperly installed utilities, bad wires, mold, foundational problems, safety ordinance compliance issues, etc. It'll cost a couple hundred for a full inspection of the property.

Always insist on a home inspection professional before ever making a commitment or deal to buy a new home. These people are pros at what they do. If you ask them to they would likely do the inspection with you throughout the home you seek to buy. They will assess everything, and report everything you need to know that needs to be fixed or anything that is not up to code, or anything wrong with the home. If the roof leaks they'll find out and report it to you. Same if there is bad insulation causing a draft. Same if there are foundational problems or water damage or mold from too much humidity inside the walls. They will make sure everything is up to fire prevention standards, the whole nine yards. Their job is dedicated to letting you know the condition of the home you have them inspect.
Anyone who is selling a home who refuses to allow a home inspection audit is trying to cheat you, trying to rip you off. Absolutely insist on a home inspection before signing any deal. You will absolutely regret it if you don't.

It is still easy to find communities that are mostly white in America. Hint: it's not in the most very populated major cities anymore! Drive 50+ miles from the city limits and almost all smaller and medium sized communities are still majority white. If you do not know this yet, you clearly did not partake in "White Flight 2.0" after the chimpouts and covid scamdemic of 2020. I agree. I've actually done some termite/dryrot repair of RE that was going through Escrow or in process of selling, so I've seen a few CA Termite and other inspection reports.
Mostly they say "area inaccessible, recommend further" because seller not yet willing to let lots of holes get smashed in the stucco. I'm thinking these days with Snake Cams, you should be able to make 1/4" hole on inside and patch with Crest toothpaste.
One of the houses I was looking at was just off a river and says it had some wood under the house replaced and recently remodeled. Sounds like someone is flipping the house.
When I buy cheap used cars I don't go so much by the car inspection as "inspecting" the seller. Only by from nice people that have obvious reason for selling, like wife just had a baby and got new mini-van and parking at condo is tight.
But I'd definitely be out of my depth on an rural issues like wells, septic, flood plains, etc, and even HVAC beyond seeing if kicks on hot and cold. No real smarts as to if electrical and plumbing are fine or likely to cause problems soon.
When I see RE that looks nice but has been on Zillion a while I gotta wonder "do the locals know something I don't?" I'd probably be happy paying a bit more than going rate, AKA "sucker price" as long as it was a great fit and no bad surprises.

I wouldn't rely on those online maps, they are not detailed enough to make hard decisions based on locality. There are far better detailed statistics documented elsewhere and numbers will heavily vary from one local area to another, it really all depends exactly where you go. The US is too huge just to look at one or two general maps to determine the best options in each state and county to move.
Plus if all you are considering is demographics you are asking to become very unpleasantly surprised with other issues such as taxation rates, local laws and regulations, local economic conditions, time it takes to commute to/from work or shopping, change of culture/ local political climate, any serious environmental issues with the land, any usual harsh conditions during summer & winter, is it in a flood zone or other high risk area where natural disasters are common…… ALL of these are issues you have to look out for…. and just because you move in to a majority white area doesn't mean there are not problems with raging alcoholics and wigged out meth heads, those kinds of volatile areas also exist in poorer majority-white communities.
That's why you should consider people who have studied and experienced these problems for years who make books about the country.

There is a ton of info in that book through, it's not all about just one threat like potential nuclear war, there are a ton of useful statistics. What I would recommend is a State with good GDP, not one with a high corrupting rating, one with less crime and less taxes. Then, go from there…. Check out topographical maps of any States you are considering moving to. It's only difficult for complete retards. Look at the geography, you can see the populated cities, start looking at safer towns and areas *outside those cities. Topographical maps, unlike an Atlas, show EVERYTHING in detail throughout a whole State (including forests, ponds, rivers, shooting ranges, airports, fishing & hunting destinations, military bases, etc). Safer areas are typically 50+ miles from city limits. Look up the history and current information about each town you consider living in or near. Almost every single American town (ghost, tiny, small, medium or big) has an online wiki dossier about the place (including demographics, crime, politics, etc). And you go from there, you decide where you want to look and get a private RE agent to help you out, tell them what you want and around what areas you seek. Tell them it must be within a certain distance from a big city. It's really that simple. They'll find anything that's being put up for sale around those areas, it's their job to do that.

Here is a perfect example I made from a Texas map I found online. If I were to move to Texas, I circled and highlighted the areas I would start looking. Note that this map does not list every single town, mostly medium sized to bigger towns and obviously the cities. Smaller towns can be found no matter where you are because there are so many options they can't possibly fit them all on one image file, it would be too cluttered to comprehend. That's exactly why you will need topographical maps which are like magazines in full detail.

A RE pro once told me, "to see where a town is headed look at WTF gets out of school in the afternoon, but best to look at Jr HS or even Grammar School than HS because HS lets kids drop out at 15.5yrs, which in reality means more like 14.5yrs or after Freshman year, because it will take a year to get serious about Truancy and once the kid is a few months away from dropping out legally the System gives up".
That pretty much tracks with my "not bad" HS that was 50% Mexican on paper but had about 1/3 of the students "not on campus today".
I must say, the race data from Great Schools in just about every CA school is depressing and YUGELY more "Hispanic" than rest of population, and really dragging down Test Scores.
Of course, Mexican areas can be more liveable than Black. East Palo Alto, CA used to be Murder Capital of the World and No Go Zone during Crack Craze, but now Wetbacks have moved in and opened taco shops that do great biz with nearby Silicon Valley power houses. I wouldn't advise a lone White woman to go there, day or night, but I feel no fear and see hipsters and nerds getting take out.

I personally refuse to live near any of the biggest 50 cities in the US. They are all death traps and will continue to absorb continuous corruption and dirty third world tier politics while smaller and medium-sized businesses and middle class families continue to flee for greener pastures.
Examples of growing interest for most normies fleeing populated commie shitholes to less populated areas can be seen way down the Wikipedia list linked above: McKinney, TX grew +16.50% over the last 4 years; Cape Coral +20.11%; Clarksville, TN +11.38%; Surprise, AZ +17.06%; Meridian, ID +18.79%; Lewisville, TX +21.61%; Lakeland, FL +10.96%; New Braunfels, TX +28.84%; Buckeye, AZ 114,334 +24.95%; St. George, UT +11.48% …all growth over the last 4 years.
The small town I live near would never even make this list yet the population has grown slightly over the years. People are abandoning the failed policies and third world politics of densely populated America and this will continue long into the future. Consider this, do your research and prepare for a different future. The future of America won't be the major cities of yesterday or today.
